Costa Rica's Horizontal Condominium Law

What is a condominium, how the law improves zoning and security

A condominium in Costa Rica isn't necessarily a big building or a complex with a lot of units. In 1998 the legislature passed the Horizontal Condominium Law.

A horizontal condominium under the law is any property that has met the basic requirements and has been registered as such. There are several advantages to registering a development as a horizontal condominium, including restricting access, better community services, more strict building requirements and restrictions.

For as little as $143 per year, you can rest easy knowing that your Costa Rica real estate is safe and secured from malicious intentions.  The Private Property Registry offers a daily monitoring service that detects changes in the property information in the National Registry, they will notify you in time to take action to prevent some crook from:

* Taking out loan on your property representing themselves as you.
* Selling it to someone else.
* Faking a transfer of title and then taking out a loan in another person's name.
